Luna County is located on the Southwest corner of the State of New Mexico. County population is approximately 25,500. City of Deming is the county seat. Deming is the only major stop on Interstate 10 between Lordsburg and Las Cruces. The main businesses in Deming are agriculture, tourism, chili processing plant, mining. Luna County offers a lot of outdoor activities, including rockhounding, camping, hiking, golf, etc. There are many attractions in the area including the Deming Luna Mimbres Museum, City of Rocks State Park with volcanic rock formations, and Rockhound State Park, offering mineral and rock collecting. The Great American Duck Race is held every year in August.
The climate is mild. The average summer temperatures 93*F high and 64*F low. July- September is a monsoon period with thunderstorms and showers. High altitude 4300 feet and dry air make summer more comfortable than in other states. Winters are mild and sunny with temperatures 57*F high and 28*F low. An excellent climate, pure water, beautiful nature, low pollution and affordable living attracting retirees, snowbirds and young families looking for a southwestern lifestyle. The City of Deming has all of the amenities you would need, including hospital, banks, Walmart Supercenter, library, schools, railroad train station, etc. Nearest International airport is in El Paso, TX 110 miles East of Deming.
Luna County restrictions highlights:
- No trash, tires, junk or inoperable cars allowed on the properties.
- No trailers, tents, campers allowed as a residential dwelling.
- Mobile homes less than 10 years old allowed.
- RVs can stay 30 days if there are no utilities on the property. After that you must obtain 240-day Permit to continue occupying the property with required utilities (water well, power and septic tank). Outhouses are not permitted in Luna County and holding water tanks are not allowed in place of well. Generators cannot be used as a source of power, and power must be obtained through electrical pole, solar or wind turbine.
- Mailing address for the property will be issued by request after you moved in. County doesn't issue address for the empty lots.
- Most roads in the area are unpaved, many maintained. Some of the roads have weeds.
Deming Ranchettes subdivision was created in 1960's. All properties we are selling have legal, mapped public road access. There is no land lock. This ensures that you can easily reach your property without any access issues.
None of the properties have surveyor's markers yet. You will need to hire a surveyor to find your four corner boundaries. The original surveyor only marked the four corners of the block where your land is located. All properties legally mapped (see survey map enclosed with your land purchase).
County and state online maps, Google Maps and Google Earth are not accurate and between 20-50 feet off (we checked it personally). You can use it as a reference but please for marking purposes refer to the legal Surveyors Plat Map which will be enclosed with your land purchase, before you build a fence you need to get the property surveyed by an authorized professional to avoid any boundary disputes.
