Old subdivisions were created in 1960's before the current minimum lot size ordinance was enacted, and lot status might be grandfathered.

We provide approximate GPS coordinates using GIS information, county GIS map and Google Maps though these are not perfectly accurate and are a minimum of 20-50 feet off. We checked it personally. You will be able to find the location of the lot, but not the precise four corners. In some cases you must have a land survey done to the property by a New Mexico Land Surveyor who will install metal markers on the four corners of your land before moving in, building a fence, or any structure on the property.
Some properties are already surveyed, and it will be stated on the listing.
We pay property taxes during land purchase contract and will bill you for reimbursement. After that it's your responsibility to pay taxes.
Closing cost is $50.00 which includes deed, notary, recording fee and postage. This fee is a subject to change. If notary and recording fees will change, we will charge a little bit more.
After your final payment is cleared by the bank, a Grant Deed will be notarized and mailed to the County Clerk to record. The County Clerk will mail the recorded deed to us, we will make a copy for our records and send you the original deed. It will take approximately 3 weeks. You will be the legal owner from the recording date before you will receive a deed in the mail.

Water rights for 1 acre feet per year for a single family home is included and guaranteed by the state. You can do gardening for personal use. Water rights for a commercial farming is not included and must be purchased on the open market.

Property can not be rented, leased, subleased, or sold by the buyer during the "Land Purchase Contract" without seller's written permission.
